About Our Rental Residences
Each rental residence is privately owned and individually furnished. While layouts and finishes vary, every home is professionally prepared for a comfortable stay.
All residences include:
- Television service (cable or streaming)
- Complimentary Wi‑Fi
- Fully equipped kitchen (refrigerator, stovetop, oven, dishwasher, microwave, cookware, dishes, silverware, and basic utensils)
- In‑unit washer and dryer
Details such as bedding configurations, bed sizes, view, floor level, and location are listed on each property’s page. Please review these when selecting your accommodation.
Community Amenities
All shared amenities at Seapointe Village are maintained and managed by the Seapointe Village Master Association. Amenity availability, schedules, and operating hours are subject to change without notice and cannot be guaranteed. For the most up‑to‑date information, please call 609‑729‑7100.
What To Bring
- Bed linens (fitted sheets, flat sheets, pillowcases) and beach/pool towels are not provided. Bedspreads and pillows are provided. Bath towels and kitchen towels are supplied.
- Residences are not stocked with disposable or personal items (e.g., toilet paper, paper towels, trash bags, cleaning supplies, soaps, detergents). Please bring or purchase these items.
- Seasonal beach equipment rentals are available from a beach vendor, or you may bring your own. All beach gear must be stored inside your vehicle when not in use. Do not store items in hallways, elevators, stairwells, or common areas.
- Bed linens, cribs, beach equipment, and other items are available for rent locally. Bicycle storage is limited; renting bicycles is recommended.
Checking In
Check‑in time is 4:00 PM.
At check‑in, Seapointe Realty staff will provide keys or entry codes, access codes, gate cards, pool/beach wristbands, Wi‑Fi details, garage remotes, and any other applicable materials.
Every effort is made to have your residence cleaned, inspected, and ready by 4:00 PM. Unforeseen circumstances may occasionally delay readiness. Guests arriving early may enjoy Seapointe Village amenities starting at 1:00 PM; residence access begins at 4:00 PM.
Checking Out
Check‑out is at 11:00 AM. Access to pools, parking, and other amenities ends at 11:00 AM on departure day.
Return Items
- Pool/beach wristbands or tags
- Gate card
- Residence keys
- Garage door opener (if applicable)
After‑Hours Drop
If departing outside office hours, place the check‑out envelope in the secure drop box on our office entry porch.
Guest Departure Responsibilities
Laundry
- Wash, dry, and fold all bath and kitchen towels; return them to their original location. Unwashed towels may incur charges.
Kitchen
- Clean and put away all items. Empty the dishwasher, sink, and refrigerator.
Trash
- Dispose of all trash in designated areas.
Final Walk‑Through
- Verify all personal belongings (including food items) are removed and that no property items have been taken.
Parking
Vehicles with rooftop carriers or overall heights over six feet (6') will not fit in Seapointe Village parking garages. Rooftop carriers must be removed and stored inside the vehicle, or you must park outside Seapointe Village. Security does not make exceptions.
Parking Pass Allocation
- 1 & 2 Bedroom residences: One (1) parking pass
- 2 Bedroom + Den and larger: Two (2) parking passes
- Townhomes and single‑family homes: Use designated garage spaces
Parking regulations are strictly enforced. Unauthorized vehicles will be ticketed. Additional parking passes are not available. Vehicles without permits may use free public parking outside Seapointe Village. Motorcycles and trailers are not permitted within Seapointe Village.
Rental Fees, Payment Schedule & Charges
- Reservation Processing Fee – $150: Non‑refundable; applied at booking.
- Checkout Cleaning Fee: Varies by residence size and length of stay.
- Sales Tax: Applied only to the checkout cleaning fee (per NJ law).
- Damage Waiver – $99: Non‑refundable; provides limited protection against accidental damage.
- Association Lease Fees: Vary by building/association and season.
- Payment Processing Fee – 2.5%: Applies to credit card and digital wallet payments (including PayPal and Venmo). Avoid this fee by paying via e‑Check (ACH).
Payment Schedule
Due at booking:
- 50% of rental rate
- $150 Reservation Processing Fee
- $99 Damage Waiver
- 2.5% processing fee if paying by credit card or digital wallet
Due 45 days prior to arrival:
- Remaining 50% of rental rate
- Checkout Cleaning Fee
- Sales tax on cleaning fee only
- Any applicable Association Lease Fees
- 2.5% processing fee if paying by credit card or digital wallet
Reservations not paid in full by the final due date are subject to cancellation per the rental agreement.
Security Deposit Waiver (Damage Waiver)
The Security Deposit Waiver (SDW) provides protection against accidental damage to the residence during your stay, eliminating the need for a refundable deposit. Coverage is up to $10,000 for unintentional damage (e.g., spills, minor furniture damage, broken lamps, torn screens).
Not covered: Intentional, negligent, excessive, or pet‑related damage in non‑pet‑friendly residences.
Fee & Enrollment: $99.00, non‑refundable; automatically included at booking.
Guest responsibilities:
- Report accidental damage when it occurs.
- Cooperate with verification if requested.
- Notify authorities in the event of theft.
- Take reasonable steps to prevent additional damage.
Failure to report damage during your stay may result in repair costs being charged to your account.
Cancellation & Move Policy
All cancellation requests must be submitted in writing via email to Reservations@SeapointeRealty.com.
Cancellations 45+ Days Prior to Arrival
Refund of advance payments made by credit card or e‑Check, less a $300 cancellation fee, the non‑refundable $150 reservation processing fee, the $99 damage waiver, any applicable processing fees, and any other non‑refundable charges.
Cancellations Within 45 Days of Arrival
All advance payments are forfeited unless a replacement reservation for the same property and dates is secured. If re‑rented, a refund for re‑rented dates will be issued less a $300 cancellation fee, the $150 processing fee, the $99 damage waiver, applicable processing fees, and any other non‑refundable charges.
Accommodation Moves
After confirmation, guest‑requested accommodation changes incur a $125 move fee. No changes within 45 days of arrival.
Travel Insurance
Trip Cancellation & Travel Insurance is strongly recommended.
Travel Insurance by RentalGuardian.com
Optional travel insurance, offered with InsureStays via RentalGuardian.com, can help protect prepaid, non‑refundable trip costs.
Standard Coverage
May include coverage for sickness, accidental injury, or death of you, a family member, or a traveling companion; weather delays; natural disasters; unexpected employment changes; and other specified covered reasons (see policy documents for details).
Cancel For Any Reason (CFAR)
- Optional upgrade that may reimburse up to 60% of prepaid, non‑refundable charges for non‑covered reasons.
- Must be purchased within 14 days of the initial booking date and more than 30 days before arrival.
- Not available to residents of New York, Puerto Rico, or the U.S. Virgin Islands.
Cost of Coverage
- Standard plan: 7% of the total reservation invoice.
- With CFAR: 10.8% of the total reservation invoice.
- Premiums are generally non‑refundable after 15 days from purchase.
